If you are in the market for a new home, then more than likely you are going to have to deal with estate agents. In this article we will discuss everything you need to know about negotiating with and through estate agents.

Estate agents look after their best interest first

The first thing you need to know about estate agents is that although they are supposed to represent either the buyers or sellers best interest in a property transaction, in reality for the most part they represent their best interest. Make no mistake about it; their overriding concern is collecting their commission and getting paid.

You really do not need to be too concerned with that if you understand how to use it to your advantage. When you have your first meeting with an estate agent you want to make it crystal clear what type of real estate you are looking for, your preferred location and the amount you are prepared to pay.

If the first estate agent is not able to find the type of property you have specified, then do not be afraid to try somebody else. The truth of the matter is that some agents are simply hungrier than others and will work harder for you. In all likelihood unless you are going to buy a very expensive property and the agent is going to make a substantial commission you will probably need to tryout quite a few agents before you find one that meets your needs.

Estate agents have a vast amount of local real estate knowledge and can be a great assistance for any property purchase, but keep in mind that you will be lucky if you find the one that suits your needs on the first attempt.
